Veridian

Norcross, GA

The Veridian Office Park is an extremely unique 16 acre office park. Purchased in a short time-frame in a fire sale environment, the property was completely vacant. All 192,000 square feet was scheduled to be razed and converted into low-rise housing. However when the housing market slowed and the city denied a zone change, the plan fell apart. The project was then quickly sold by a pension plan.

The project is unique because is shares convenient, surface parking among its 22 buildings which are spread out on 16 acres in a long, single-ownership rectangular parcel all fronting on busy Jimmy Carter Boulevard. All the offices are fairly shallow, and all of the office buildings have large, continuous floor-to-ceiling glass windows, making almost every office an exceptional and desirable windowed suite.
