Properties are acquired mostly off-market through other owners, lenders, and long term relationships with brokers in Southern California and beyond.

Acquisition Criteria

  • Price: $2M to $20M

  • Industrial and retail properties

  • Seller financing is a plus

  • Short term or long term sale/leasebacks or vacant

  • For non-value add, we seek newer, class A asset to be held long term

  • Single tenant is preferred; multi-tenant is more acceptable for retail

  • We concentrate purchases in South Orange County, Inland Empire, and North San Diego

Michael Austin - Principal

Michael Austin is a real estate industry veteran with over 30 years of experience in buying, selling and leasing industrial and mixed use properties. Micheal gained transaction and acquisition experience during his many years as a top broker at Sperry Van Ness, one of the nation’s largest brokerage companies where he consistently ranked among the Company’s Top Ten brokers. Michael has completed sales transactions as a licensed broker and principal representing a wide variety of clients and himself.  He focuses on niche areas in specific regions and uses tried and true strategy to garner profitable returns on investment. Michael’s industry knowledge in market research, planning, development, finance, construction, leasing, and asset management has lead BlueSky Management Corporation to acquire a diverse portfolio of both value add and long term hold properties.

Michael is a 1985 graduate of the University of Southern California with a Bachelor of Science degree in Business Administration with emphasis in Finance. Since starting his career he has applied  his innovative strategies, skills to maximize investor return, and elevate properties to reach their full potential.
